&lt;u&gt;FROM THE PRESIDENT:&lt;/u&gt;

We are still trying to collect the dues from a select few residents who feel that they are above paying.  When you purchased your home in this sub-division you signed an agreement that stated that you are a member of the HOA and that you agreed to pay the annual dues assessed by the association.  Our Management Company is actively pursuing those who are in arrears, by first placing a lien on their property then proceeding to take them to small claims court.  You can let a small yearly dues add up to a great deal of expense by ignoring them.  I urge you to consider getting your dues paid to prevent a larger expense.
We held a meeting on 4/28/07 at the Cochran Library and those in attendance discussed the raising of our yearly dues.  We are presently at $50.00 per year with the $25.00 fence assessment.  After a long discussion we have agreed to put forth to the members raising the dues to $100.00 per year.  We have talked with the management company and they have offered three (3) different pay options for the dues.  You can pay the $100.00 at one time, make two (2) payments (Jan &amp;amp; June) at $50.00 each, or make four (4) payments (Jan, Apr, Aug, &amp;amp; Nov) at $25.00 each.  The raise in dues is necessary to fund the projects and expenses that the sub-division is encountering.
Every year we run out of money during August.  For the next four (4) months the expenses of the sub division is paid out of pocket and carried on account.  It is time that we step forth and pay enough to run the full year.  We have expressed that this increase should last for the next ten (10) years without having to raise dues again.
&lt;/ul&gt;

&lt;u&gt;FROM THE MANAGEMENT COMPANY:&lt;/u&gt;
&lt;ul&gt;
Inspections of property are conducted once a week and violation reports are sent to owners every week.  Failure to comply with the rules and regulations are handled in the following way:  First we write a letter detailing the violation and asking that corrective action be taken with in the next 10 days.  The second notice contains notice to assess a fine if the violation is not corrected in the next 5 days.  If the violation is still no corrected in the time allotted or we have not been notified about what action is being taken, then we issue a fine for the violation.  The fine will be issued monthly for every month that the violation remains.  The only acception is for lawns that need to be cut.  We will ask once that they be cut and edged within the next three (3) days.  If not then we will have someone cut the lawn and charge back to the home owner $65.00.  We can not wait an extended amount of time on cutting the grass. 
Gas lights are REQUIRED to be operational and working.  This is a City as well as a sub division ordinance.  Wildwind Sub-Division was built without any type of street lights, except the yard light.  This is what provides illumination at night.  Failure to comply puts all of our homes at risk.  We have sent each homeowner, which has a gas light not working, a letter requesting that they repair these lights by May 31st 2007 or suffer a fine of $65.00 per month for every month the light is not working.  Lights can be converted to electric by the association at a cost of $250.00.  If you need mantles they are available at a cost of $3.50 per set. &lt;u&gt;MOTION TO RAISE DUES&lt;/u&gt;
&lt;ul&gt;
   The April meeting of the HOA has asked that the following motion be presented to the homeowners for a vote:&lt;br&gt;
&lt;br&gt;
   &lt;strong&gt;This motion is for the raising of annual dues from Fifty Dollars ($50.00) to One Hundred Dollars ($100.00) per year.  This increase would occur this year and would result in all homeowners being billed an additional Twenty-five Dollars ($25.00) this year and starting in 2008 the dues would be billed at $100.00 per year.  The motion states that this amount would remain in effect for TEN (10) Years before they are considered to be raised again.&lt;/strong&gt;
&lt;/ul&gt;

The reason for needing to increase dues resulted from the detention pond cleanup and maintenance plus other projects that need are slated to take place.  All persons who are the homeowner of record, are current in their dues, have no out standing fines will be allowed to vote on this motion.  &lt;strong&gt;THE MOTION WILL BE VOTED ON JUNE 3rd AT THE MEMORIAL PARK PAVILLION # 2 ON JENNINGS DRIVE.  THIS IS THE PARK THAT IS LOCATED BEHIND THE SUB DIVISION. VOTING WILL BE BETWEEN THE HOURS OF 2PM &amp;ndash; 4 PM.  &lt;/strong&gt;Due to a Summer Reading Program at the Library we are unable to use that meeting room.  However we will be serving refreshments.  Directions are as follows:  Take Tye Street (n) to the second stop sign (Second Street) Turn right on Second Street and proceed to Jennings St on the right. Turn right and follow it to the park.  We will be in Pavilion #2.
